Getting Your Northern Colorado Rental or HOA Ready for Winter: An Owner's Checklist

An owner's winter checklist for Northern Colorado rentals and HOAs: sprinkler blowouts, pipes, gutters, snow contracts, furnaces, and detectors.

Mid-October in Northern Colorado means two things: beautiful afternoons and the first hard freeze waiting somewhere around the corner. Anyone who has owned property along the Front Range knows how fast a warm week can turn into a night in the teens.

We manage rentals we own ourselves, and several of us serve on HOA boards. So this isn’t a list we hand to clients and forget about. It’s the same walk-through we do on our own properties every fall, from Fort Collins and Greeley down to Erie and Broomfield.

Here’s what we look at.

Start With the Sprinkler Blowout

If you do one thing this month, schedule the irrigation blowout. Water left in lines, valves, and backflow preventers can freeze, crack, and turn into a costly repair come spring.

  • Book the blowout early. Local contractors fill up quickly once a cold snap is forecast.
  • Confirm the backflow device is drained and, if exposed, insulated.
  • Shut off and drain any irrigation supply valves inside the building.
  • For HOAs, confirm the landscape contractor’s blowout schedule covers every zone and common area.

Protect Pipes Before the First Hard Freeze

Frozen pipes are one of the most expensive and disruptive winter problems we see. The good news is that most of them are preventable with a little attention now.

  • Disconnect, drain, and store garden hoses. Leaving a hose attached can trap water in the spigot.
  • Shut off and drain exterior hose bibs where there’s an interior shutoff. Add insulated covers either way.
  • Insulate exposed pipes in crawl spaces, garages, and along exterior walls.
  • Make sure every tenant or resident knows where the main water shutoff is.
  • For vacant units, set the thermostat to a safe minimum and check on the unit regularly. Never let the heat go off in an empty property.

Clean Gutters and Check the Roof

Once the leaves are down, gutters and downspouts need to be cleared. Clogged gutters send water where it shouldn’t go, and in our climate that water can freeze along the roof edge.

That’s how ice dams form. Snow melts on a warm roof, runs down, and refreezes at the colder eaves. The ice backs water up under the shingles and into ceilings and walls.

  • Clean gutters and confirm downspouts drain away from the foundation.
  • Look for loose, damaged, or missing shingles, especially after fall wind and hail.
  • Check flashing around chimneys, vents, and skylights.
  • Peek into the attic if you can. Poor insulation or ventilation is often the root cause of ice dams.
  • Trim limbs hanging over roofs, walkways, or parking areas.

Lock In Your Snow Removal Plan

Waiting for the first storm to find a snow removal contractor is a gamble. By then, the good ones are booked.

For HOAs and commercial properties, a clear written contract protects everyone. For single-family rentals, the key is making sure the lease spells out who is responsible for what.

  • Get the contract signed now, not after the first storm.
  • Define the trigger depth, which areas are cleared (drives, walks, steps, mailboxes, fire lanes), and expected response times.
  • Clarify ice melt: who applies it, what product, and how often.
  • Confirm the contractor carries appropriate insurance.
  • Review your leases so tenant snow responsibilities are clear.

Many Northern Colorado cities have their own rules about clearing public sidewalks after a snowfall, and they vary from town to town. We recommend checking with your city for the current requirements rather than assuming last year’s answer still applies.

Service the Furnace and Test Smoke and CO Detectors

A furnace that quits on a January night is an emergency call, an unhappy tenant, and a risk to the building all at once. An annual service visit in the fall is far easier.

  • Schedule a professional furnace inspection and cleaning.
  • Replace filters, and remind tenants how often to change them if that’s their job.
  • Test every smoke detector and carbon monoxide detector, and replace batteries.
  • Replace any detector past its expiration date. Most have the date printed on the back.
  • Confirm CO detectors are installed where required. Colorado has carbon monoxide detector requirements for many residential properties, so confirm the specifics for your building with a qualified professional.

Talk to Your Tenants and Residents

The best winter prep in the world won’t help if the people living in the property don’t know what to do. A short, friendly message before the cold arrives goes a long way.

  • Send a winter reminder with simple do’s and don’ts: keep the heat on, open cabinet doors under sinks during deep cold, and report drips or leaks right away.
  • Share how to reach you for emergencies, and what counts as one.
  • Let HOA residents know the snow removal schedule and any parking rules for plow days.
  • Ask tenants to let you know before extended holiday travel so the unit can be checked.

A Little Work Now Saves a Lot Later

None of this is complicated. Most of it is a few phone calls, a walk around the property, and a clear message to the people who live there. But skipping it is how a simple fall task becomes an expensive winter repair.

That’s the approach we take with every property in our care. We keep our portfolio intentionally limited so we can be on-site, catch the small things early, and solve problems before they grow.
